The real estate market in Batumi has grown by almost 70%

According to the study of the Colliers Georgia company, in September 2025, the number of transactions for the purchase and sale of apartments in Batum increased by 35.9% compared to the same period of the previous year, and amounted to 1,895 transactions. The total market volume increased by 68.3%, reaching 116 million USD. New construction transactions increased by 37.1%, and secondary market apartment sales increased by 18.2%. The growth in the primary market was 58.2%, and in the secondary market - 13.8%. In September 2025, the average price of apartments in new buildings in Batum increased by 28.2%, reaching 1,327 US dollars per 1 square meter. The increase in prices is mainly due to the development of the primary market, where the indicator increased by 55.1%, while the increase in the secondary market was only 8.7%. The company clarifies that in one of the large projects implemented in September, about 140 transactions were registered at the same time, which had a significant impact on the overall index of the average price. Without taking into account these transactions, the price increase of new projects would have been 17.6%. It is also noted that some transactions of the primary market are recorded with a certain delay, due to which the current price growth trend does not fully reflect the real dynamics.
